Frequently Asked Questions

Answers to the most common questions about excavation, permits, costs, and more in the Portland area.

Do you offer free estimates?
Yes. We provide free, no-obligation estimates for all projects. Call us at (503) 983-6984 or submit a request through our website. Most estimates are returned within 24 hours.
What areas in Portland do you serve?
We serve the entire Portland, Oregon metro area including Portland, Beaverton, Hillsboro, Tigard, Lake Oswego, West Linn, Oregon City, Milwaukie, Gresham, Clackamas, Happy Valley, Tualatin, Sherwood, Wilsonville, Canby, Sandy, Boring, Damascus, Gladstone, Troutdale, Wood Village, Fairview, and Vancouver, WA.
Are you licensed, bonded, and insured?
Yes. A&N Construction and Excavation is fully licensed through the Oregon Construction Contractors Board (CCB #268549), bonded, and carries full general liability insurance.
How long does a typical excavation project take?
It depends on the scope. A standard French drain installation or utility trench might take 1-2 days. Foundation excavation typically takes 2-5 days. Large site clearing or grading projects can take a week or more. We'll give you a timeline estimate before work begins.
Do I need a permit for excavation work in Portland?
Most excavation work in Portland requires a permit, especially projects involving utility connections, foundation work, or grading that changes drainage patterns. We handle the permitting process and ensure compliance with Portland building codes.
What equipment do you use?
We own our own fleet of equipment including excavators, mini-excavators (for tight-access jobs), skid steers, dump trucks, compactors, and trenching machines. We match the equipment to the job — we don't bring more machine than the project needs.
Can you work in tight spaces or backyards?
Yes. We have mini-excavators and compact equipment specifically for tight-access jobs. If we can get a machine through a standard gate, we can work the site.
Do you handle debris hauling and site cleanup?
Yes. Debris removal and site cleanup are included in our projects. We haul away all excavated material, demolished concrete, and construction debris. Your property will be clean when we leave.
What's the difference between rough grading and finish grading?
Rough grading shapes the overall terrain and establishes drainage slopes — it's the first pass. Finish grading is the final, precise leveling that prepares the surface for landscaping, sod, concrete, or paving. Most projects need both.
Do you work in the rain?
Portland gets a lot of rain, and we're used to it. Light rain usually doesn't stop work. Heavy rain or saturated soil conditions can delay excavation for safety and quality reasons — working wet soil can cause compaction issues and damage your property. We'll communicate any weather-related delays upfront.
What should I do to prepare my property before excavation?
Mark or note any underground utilities, sprinkler lines, or septic systems you know about. Clear the work area of personal items, vehicles, and loose materials. We'll handle utility locates through Oregon 811 before digging.
How much does excavation cost in Portland?
Costs vary based on project size, soil conditions, access, and scope of work. Small trenching jobs might start around $1,500–$3,000. Foundation excavation typically ranges from $5,000–$15,000+. We provide detailed estimates upfront so there are no surprises.
Do you offer financing?
We don't currently offer financing directly, but we're happy to work with your contractor or bank on payment scheduling for larger projects.
What's included in your estimate?
Our estimates include all labor, equipment, materials (if applicable), hauling, and site cleanup. We don't add hidden fees or charge extras for things that should be part of the job.
Do you work with general contractors?
Yes. We regularly partner with general contractors, builders, and developers across the Portland metro area. If you're a GC looking for a reliable excavation sub, give us a call.
