Our Stormwater Services

Dry Wells

Underground chambers that collect rainwater and allow it to slowly percolate into the surrounding soil. We excavate, install the dry well chamber, connect incoming drain lines, and backfill.

Soakage Trenches

Similar to dry wells but in a linear format. A gravel-filled trench that disperses water over a larger area. Ideal for properties with soil that drains moderately.

Rain Drains

Underground pipe systems that collect roof runoff from downspouts and carry it to a dry well, soakage trench, or approved discharge point.

Sump Pumps

We excavate sump pits and install sump pump systems in crawlspaces and basements to remove water that collects below grade.

When You Need Stormwater Management

Your downspouts dump water next to your foundation. Your yard floods during heavy rain. You're required by Portland or your local jurisdiction to manage stormwater on-site. Your crawlspace has standing water during the wet season. You're building a new structure and need to plan for stormwater as part of permitting.

Dry Well and Stormwater System Cost in Portland

Dry well installation typically costs $2,000 to $5,000 depending on size, depth, soil conditions, and the length of connecting drain lines. Soakage trenches are similar. Sump pump installation (including pit excavation) is usually $1,500 to $4,000. Rain drain systems run $1,500 to $3,000 depending on the number of downspouts being connected. We provide itemized estimates.

Why Choose A&N

Stormwater management is all about moving water where it won't cause damage. We understand Portland's stormwater codes, soil percolation rates, and drainage patterns. We install systems that work in Portland's heavy rain season — not just during moderate showers.

Frequently Asked Questions

Does Portland require dry wells?
Portland's stormwater management code requires that stormwater be managed on-site for many projects, especially new construction and major renovations. Dry wells are one approved method. We can help you determine what your project requires.
How big does a dry well need to be?
Size depends on the roof area draining into it and the soil's percolation rate. A standard residential dry well for one or two downspouts is typically 4 feet in diameter and 4-6 feet deep. We size the system based on your property's needs.
Can I connect my sump pump to a dry well?
Yes. This is a common setup — the sump pump collects water from the crawlspace and pumps it to a dry well in the yard, where it percolates into the soil. We install complete systems.
